Top three issues:

Water stays outside or in pipes?
Solid structure?

Finding structural damage during a home inspection is critical because it ensures the safety of inhabitants, prevents catastrophic failures like collapse, and avoids astronomical repair costs. It directly impacts a home’s value, insurability, and sale viability by highlighting critical issues with the foundation, load-bearing walls, or roof

Electrons flow only in wires?

Identifying electrical issues during an inspection is crucial to prevent electrical fires, ensure occupant safety against electric shocks, and avoid costly repairs. It helps identify faulty wiring, overloaded circuits, and outdated components (like aluminum wiring or unsafe electrical panels). I speak from personal experience as one of my homes had three electrical fires!

Water entering a house is a major problem because it can lead to severe structural damage, costly repairs, and significant health risks such as mold toxicity within 24 to 48 hours. Water often sneaks in through weak spots—like roofs, chimney flashing, walls, or foundations—causing hidden damage that can go undetected for months.

Residential Home Inspection

A home inspection is important because it provides a professional, objective assessment of a property's condition, helping you avoid inheriting costly "nightmare" repairs after closing. Since a home is often the largest financial investment a person makes, an inspection serves as a critical due diligence tool to protect that investment.

While homeowners associations (HOAs) typically handle exterior maintenance, getting an independent inspection is critical because the owner is still financially and legally responsible for everything "from the walls in”. An inspection protects you from inheriting hidden interior defects and provides a clear understanding of what you—not the HOA—must maintain.

Prelisting Inspection
Sewer Line Inspection (Sewer Scope)
11 Month Warranty inspection
Verbal Presale consultation

A prelisting inspection is a proactive step where the seller hires an inspector before putting their home on the market. Its primary goal is to eliminate surprises that could derail a sale once a buyer is under contract. Key Benefits for Sellers include:
Control Over Repairs: You can choose which issues to fix on your own timeline and budget, rather than being forced to use a buyer's expensive contractor during high-pressure escrow negotiations.
Accurate Pricing: Knowing the true condition of your home helps you and your agent set a realistic asking price that already accounts for necessary repairs.Boost Buyer Confidence: Sharing a "clean" report or showing receipts for completed repairs builds trust and can lead to stronger, faster offers.
Faster Closing: It can reduce or even eliminate inspection contingencies, as some buyers may waive their own inspection if they find your report comprehensive enough.
Reduces Negotiation Leverage: By disclosing issues upfront, you prevent buyers from using "hidden" defects to demand large price drops later in the process.

Condo or Townhome Inspection

A verbal pre-sale or maintenance consultation is a fast-paced, expert walkthrough or discovery session designed to gather critical insights and align expectations before a formal commitment or contract is signed with a buyer or as a part of ongoing maintenance. While it does not include a written report, its primary purpose is to provide immediate feedback, identify potential deal-breakers, and build trust between parties.

An 11-month warranty inspection is essential to identify construction defects, safety hazards, and settling issues before your one-year builder warranty expires, saving you from paying for costly repairs later. It holds builders accountable, ensuring repairs for issues like roof leaks, plumbing problems, or HVAC malfunctions are covered.

A sewer scope uses a remote video camera on the end of a 200ft "snake". It is a good idea prior to a home purchase as it can reveal hidden, potentially high-cost defects in the underground waste line which could cost from $3,000 to $30,000. It is essential if the home is more than 20 years old, there are mature trees near the sewer line path, the yard has unusually lush green patches (a sign of a fertilizing leak) and drains are slow or gurgling, or there are foul odors.
